We thank you for your interest in one of our rental properties. We hope to be able to find you your next home to rent and are happy to assist you in any way we can. Please take time to carefully review the criteria that needs to be met prior to filling out an application to rent with Reliable Realty Property Management. In order to process your application quickly, please take the time to review the rent criteria:
- Here at Reliable Realty, our company has a zero eviction policy.
- Gross income equal to or greater than 2.5 times the amount of rent.
- Liquid assets ready to cover the cost of the first month’s rent and a security deposit equal to one month’s rent (in cases of extremely poor credit, we may require a security deposit equal to two month’s rent.)
- Credit Score 530+
- A credit report score minimum of 530. Scores lower than this are not accepted unless you have filed for bankruptcy or foreclosure. If you have extenuating circumstances, please speak with your leasing agent, or explain in your application to rent. We also accept Co-signors/Guarantors; Co-signors/Guarantor’s must fill out an application and provide us with all the paper work below. Co-signors/Guarantor’s must have a minimum credit score of 700 and qualify for 4 times the amount of rent.
- Pet Policy
- Pet Deposit will vary. Reliable Realty Inc. cannot accept the breeds listed above for liability & insurance purposes to the owner and to us as a real-estate company. American Pit bull, American Staffordshire Terrier, American Bulldog, Staffordshire Bull Terrier, Akita, Canary Dog, Chow, Japanese Akita, Presa Canario, Akita, Inu, Perre de Presa Canario, Dogo Arrgentino, Jindo, Bull Terrier, Miniature Bull Terrier, Alpha Blue Bulldog, OR any dog that has a biting history. In the event you don’t have an animal, before deciding to get an animal, you will need to call your property manager to discuss a pet deposit and also acceptable breed types. We will need to get owners approval before anything can be decided.
Review your application to rent carefully. Incomplete applications (missing forms, proofs of identification, etc.) will result in delay of process and may result in your application being placed at the end of the waiting list.
**To complete the application we will need the following:
- 2 FULL months of recent bank statements
- 2 FULL months of proof of rent either cancelled check or receipt
- 2 FULL months of recent employment check stubs
- ONLY if self-employed, 2 years of tax returns or a copy of W-9/1099
